💬 Why This Newsletter?
We’re listening! This new HOA newsletter was created in response to community feedback asking for more updates and transparency.
📢 Reminder: The HOA is all of us—not just the Board or the management company. A successful community takes everyone working together.

🔧 What’s Been Done Recently
Your dues at work! Recent projects include:
- ✅ Pool leak repair – ~$5,300
- ✅ Amenity center fixes (bathrooms, lighting, gate)-$1,150
- ✅ Entrance sign repairs & repaint – ~$1,700
- ✅ Fence repairs (storm damage) – ~$1,100
- ✅ Irrigation fixes – ~$1,000
- ✅ Security camera repair – ~$700
- ✅ Emergency plumbing – ~$850
- ✅ New No Parking signage installed
🚧 Projects in Progress
- Monitoring ongoing pool repairs
- Working with landscapers to improve common area maintenance
- Annual pressure washing – new contractor search in progress
- Exploring road aesthetics solutions to address the discoloration on Timberlake and re-striping the Amenity Center parking area.
- Entrance lighting repair & potential upgrades
- Amenity Center Repairs Soffit work, Fan repairs, Womens Room, Replacing Light Bulbs, Broken Light Switch
📏 Compliance Update
We’re continuing the enhanced compliance process (announced April 2025). These initial letters are meant as friendly reminders—not penalties.
🔎 Focus areas include:
- Unapproved exterior changes or neglected areas
- Lawn care, edging, and weeds
- Junk/trash visibility
- Roof repairs (most now complete)
- Trash bin placement
